Agriculture: The New Smartest Way To Invest In Real Estate

Agricultural Real Estate
Discovery through history that no nation can experience economic and industrial growth without first paying attention to develop its agricultural sector. I am of the strong opinion that agricultural growth is the foundation for economic and industrial development. USA, China, Brazil, Canada, Germany are all top countries with developed agricultural sector.

Our country, Nigeria is already working hard to develop and transform the agricultural sector through various policies and programmes aim at improving it.

The most important factor of agricultural production in the industry which is Land must be in the right hands that can develop it and make it for the economic development of the country.

Now that we are at the sharp edge of agricultural revolution era where agribusiness is to be the mainstay of the economy, the wisest thing to do is to invest massively to position yourself strategically as farmland price will skyrocket as investors buys up more land.

When non-Africans from Europe, Asia, South and North America are already buying up farmland all over Africa to cultivate food to be exported to their various countries, then we Africans and Nigerians need to take the lead in this profitable sector.

Some farmlands as big as the size of France have been bought in East Africa.

Considering the scenario of investing in land for housing and investing for agribusiness, Factors such as land location, at what purpose and ROI are some of the conditions to consider.

Imagine You buy land in some developing areas like ikorodu for around N800k, you can use that same sum to buy 10 acres of land in some areas in Oyo state. If you decide to develop your Ikorodu land, how much will it cost you to have it in a rentable condition? and how much rent are you likely to get per annum?

Now,if you use the N800k to purchase 10 acres in areas like Ogbomoso, Oyo state where lands are fertile and cheaper and you decide to develop it with a crop like Plantain.

From experience, you can develop the whole 10 acres with N5 million.on the whole 10 acres, you will have 10,000 bunches with good management and if you sell 1 bunch at N800,income for the first year will be N8 million. This is just for the first year not to talk of subsequent years by which time, you have more plantain suckers that will fetch you double of that amount.

I am very sure that no one can get that kind of profit from rent through housing for the first year.
