Real Estate For The Ages

Chris Merrill, CEO Harrison Street Real Estate Capital. (Jeff Sciortino for Forbes) raised a few eyebrows. “Some could only picture Animal House ,” says Merrill, who has been investing in real estate since 1993. But check out the $40 million property Merrill developed one block west of the University of Arizona campus. There is a rooftop pool, a fitness area and a business center–and 164 units with designer furniture, quartz countertops, stainless steel appliances and in-unit washers and dryers. The place charges $900 a month per bed, with apartments sleeping between one and five students. “Safe, well-lit, gated communities–parents won’t pay enough for that,” Merrill says. The private equity firm Merrill cofounded in 2005, Harrison Street Real Estate Capital, invests in student housing as part of a real estate strategy that is exclusively focused on demographic trends. For Millennials, dorms and student apartments are the target; for those in the “accumulation” stage of life, sel

10 Secrets Every Investor Should Know by Dennis Henson

Image
Most of the time success in business is the result of what you know. In every industry there are key elements—secrets—that if known will help to insure success but if not known, will certainly lead to failure. Real Estate investing is no different. Success begins with knowledge. What are some of the critical lessons that every real estate investor should know? Here are ten of them for starters…  The first secret is probably the most important of all the others—using other people's knowledge. There are only two ways to gain knowledge. Either you gain it from other peoples mistakes or make the mistakes yourself. If you refuse to learn from other people's mistakes—you are destined to learn from your own mistakes. The secret is to learn from others and avoid the pain of learning the hard way. Here is the secret—you can jump start your investing success by getting a good mentor and constantly reading and listening to CDs by successful real estate investors.  The second secret is

How To Become Wealthier, Faster Investing In Real Estate by David Lindahl

Image
Having rehabbed over 470 properties in the last seven years and collected over 600 apartment units I’m often asked, how can I become wealthier faster investing in real estate? While most investors concentrate on some aspect of single family houses, I was always interested in apartment houses first, and then single family homes as a means of getting more apartment houses. From the very beginning of my investing in real estate, I liked the idea that a group of people (the tenants in a building), would get together and pool their money to pay down the mortgage on a property, and I liked the idea that they would also pool their money together to pay for all of the maintenance work for a building. I especially liked the idea that they would give an owner so much money that the owner would have a bunch of money left over at the end of every month that could be used to either re-invest, save or to go out and have a good time with.

He said that adequate funding of the nation’s road infrastructure would generate job opportunities and reduce unemployment in the country. “Maintenance would be our watchword. We are setting up a robust maintenance regime to keep our highways in good shape.

The corporation last week said, it would speed up on its mandate of delivering good road infrastructure throughout the state, as a newly completed asphalt plant in Badagry would significantly boost its operation. To reduce the hiccups usually associated with road maintenance work, the state had some months ago delivered Imota asphalt plant; it also recently completed another one, located in Badagry.

Reps Plan Reversal of Abuja Land Swap Scheme

Image
The House of Representatives has vowed to reverse the land swap policy in the Federal Capital Territory (FCT) initiated by former President, Dr. Goodluck Jonathan. According to the lower chamber, the decision is premised on its resolution via its legislative agenda to expose corruption, inefficiency and waste in the conduct of government business. The House Committee on FCT which faulted the initiative said the programme is a negation of the provisions of the original Abuja Master Plan and misplacement of priority in the direction of physical development of the city. To the panel, if the programme is allowed to materialize, it will only succeed in creating development islands and a brazen evidence of uncoordinated development as well as hurried mortgage of the future of the federal capital city.

Now Is The Best Season To Buy A Home

Image
With increasing incidences of unruly shoppers competing over holiday sales, it could well be the best time of the year to be among the exceptionally few buying a big ticket item that both adds value and is long lasting. The big ticket item in this case is a home.  About one million consumers will purchase a home from November to January this year, when home prices are a bit softer. As you may know, the typical home price tends to rise around 3% to 5% per year. This year in 2015, the gain is a bit stronger at 6% because of the ongoing shortage of inventory in many markets. But the annual price gain does not smoothly and steadily change from one month to the next. There is a clear seasonal pattern of rising prices from the spring home buying season to the end of summer. Then prices mildly retreat. Closings in January provide the best discount for home buyers, meaning that buyers get the best deal when they get the home under contract around December.

How to Get Governor’s Consent in Lagos State

Image
Obtaining the Lagos state Governor’s consent to all land transactions in Lagos state is the means of perfecting title The issue of getting a property can sometimes be very daunting if you have to think about the stress and many processes involved. First, you have to be sure what you’re buying is genuine and will not be sold to anyone else after your payment except by you. Then you have to obtain proper title if none existed before or perfect the title it already has in your own favour. The Land Use Act of 1978 puts all land in a State; town and rural area under the control of the Governor and Local Government Chairman respectively in trust for the people of the state.

The Relevance of a Survey Plan

Image
Some people like to ask ‘what is the relevance of a survey plan?’. A survey plan’s primary purpose is to prove the identity of a land which comes handy when a dispute ensues. A survey plan becomes of utmost importance for any success to be attained in any land suit. A plaintiff seeking for declaration of title to land has a cardinal duty to show with certainty, the area of land being claimed, failure to do so makes his or her claim to be at risk of being dismissed. Hence, a land survey plan is a specialized map of a parcel of land, created by thoroughly examining and measuring the property. It determines and delineates boundary locations, building locations, physical features and other items of spatial importance. More than just a diagram of the property, a land survey plan is an important legal document that displays the exact legal borders of the property and applicable aspects of the registered title. The definition of a surveyor according to Section 2 of the Survey Act means

The Practice of Property Management

Image
Property management is an integral part of real estate that shouldn’t be taken with a pinch of salt. For this reason I am devoting this time and space allotted to me on this platform to discuss and share my thoughts and experiences on the management of properties as it is been practiced in Nigeria and other parts of the world. In view of this, we had an issue with a client who saddled us with the responsibility of managing his property. Things got ugly when he had a problem with a tenant and in response he was going to evict the said tenant. Albeit the crux of the matter was his decision to make us bear the cost of eviction since the tenant came in through us. Invariably the cost of eviction regardless of the process; be it at the level of litigation or engaging a lawyer to effect his cause was to be incurred. I understand this is the norm in the society he emanated from having spent quality time in the United Kingdom. Nonetheless this was a far cry from what is obtainable in Ni

How The ‘Unemployed’ Can Work as a Real Estate Agent in Nigeria

Image
The Rate of unemployment in the country is on a recurring decimal. The situation is so bad that some persons now assume joblessness is a career in Nigeria. The Nation’s institutions continue to churn out graduates yearly while those that graduated over the years remain jobless. The new ones come to join the old ones to form an association of unemployed graduates; the largest body there is in the country. The situation is so frightening that whenever ‘ASUU’ decides to down tools, the unemployed graduates run to the mountain and pray fervently that the strike action never ends. The rate of unemployment in Nigeria scares the living daylights out of parents and even their children in the various higher institutions across the country. Though the government and private investors can do a lot better than they’ve done, they definitely can’t do everything. The Nigerian youth has a duty to carve a niche for themselves where the government has failed. They can’t continue to wait for the gover

Wealthiest Home Buyers Look to U.S., UK, Switzerland, says Study

Image
AN increasing number of the world’s wealthiest people are buying non-traditional homes outside of where they usually live and the vast majority own two or more homes, new research shows. Ultra-high net worth individuals (UHNWs) are classed as those with assets above US$30 million and are discerning about what they buy, says the research report from Wealth-X and Sotheby’s International Realty. UHNW buyers look for residences that are environmentally sustainable, technologically sophisticated, or that fit better with their personal and family needs. The average buyer in this sector is 63 years old, married and has a net worth of US$165 million. The top place to buy a second home is the United States followed by the UK and then Switzerland.   The Caribbean and the Mediterranean also remain favorites among UHNW buyers for private island homes, but Southeast Asia, Canada and Belize are gaining popularity.

Property Industry Welcomes New British Development Tax

Image
THE British property industry has welcomed a government review of one of the country’s biggest bugbears in the planning system. According to the Property Federation (BPF) the relook at the Community Infrastructure Levy (CIL), a development tax, which is used to fund local infrastructure, is long overdue. The organisation, which is supportive of CIL in principle, has long advocated a review of the tax and says that it has become overly burdensome and inefficient. The BPF says that the review must not be the end of the story. In some cases, the evidence base used for the initial CIL setting is now fully out of date, and not fit for purpose. It is crucial that local authorities are encouraged to regularly review their own charging schedules against market signals and to test them against ‘real life’ projects that reflect market conditions.

Protesters Slam Real Estate Summit At Brooklyn Museum: "It's Like Vultures Descending On The City"

Hundreds of real estate developers and investors streamed into the Brooklyn Museum on Tuesday morning, past a 65-foot cloth banner proclaiming "Brooklyn Is Not For Sale!" Nearby, dozens of local artists and community activists shouted "Greedy! Greedy!", protesting the institution's decision to host thesixth annual Brooklyn Real Estate Summit. "White dudes in fancy suits is all I see," said Olivia Fox, a performance artist from Queens.
