THE 6 NINJA METHODS NECESSARY FOR REAL ESTATE INVESTMENT

Not everyone wants to be at the head of the pack when it comes to real estate investing. Luckily, if you’re more of an investing introvert, you have a lot of methods available to you that don’t allow for you to shine – but you do still keep a lot of cash

Birddogging

Not familiar with this real estate method? It involves first finding a great real estate deal, then bringing it to investors. While it sounds like it would be disadvantageous to give investment deals to others, sometimes every deal isn’t the one for you. Whether you don’t have the cash or it’s just not the right fit, you can’t do anything with it – but you can give it to someone else and get paid a finder’s fee. This also exercises your ability to find investment deals in general.

Private Money

Say you’ve got good money and credit but
you don’t have any expertise. You want to invest, but you aren’t comfortable doing it on your own. What do you do? Become a money partner. You buddy up with someone, front the cash and let them do the heavy lifting with their investment knowledge. You’ll both make money and you can split the turns as you see fit. This is also a great way to invest without sacrificing a lot of time.

Partnering

This method is much like the above “private money” method. You’re going to be partnering with someone who is better at investing then you, but you won’t have the same level of cash. Even if you have a lot of cash, the “partnering” method requires a lot more hands-on action. Instead of being a silent partner fronting money, think of it more like an apprenticeship – but because you’re putting up some capital, you’ll still get the cash you’re looking for.

Wholesaling

Now let’s flip to another method that doesn’t involve using any of your own cash. When you participate in wholesaling, you find a property, get it under contract and then wholesale the property to someone else for flipping or renting to tenants. Because it doesn’t require a lot of experience, it’s simple to do but it is somewhat hands-on. That’s alright, though – you have to earn your keep somehow!

Turnkey Investing

Turnkey investing is all about acquiring a property that you don’t have to do much with. Many rental properties that you’ll have the opportunity to buy are “fixer-uppers” in one way or another. Through this investing method, you’ll buy a property that’s essentially made up already. This eliminates a lot of time you’ll usually spend on hiring a property manager and contractor – or doing it all yourself. This requires not a lot of time and not a lot of experience.

Real Estate Investing Services

Sometimes the best way to be a real estate ninja is to get everyone else to do it all for you. Professionals that are already experts at real estate can help you, a newbie, get more cash for their efforts – which are minimal at best. You can still make a lot of cash while still paying out small amounts to those who help you along the way.
